SWCSD #2 District Kitchen Renovations

Groathouse Construction was selected as the Construction Manager at Risk for a very complicated replacement of the existing District Kitchen located on the lower level of Lincoln Middle School. This was the last phase of a complete renovation of the Middle School. Given the amount of work required, we worked with the school district to develop a plan to complete the renovation over a period of two summers, the latter of which was planned for a 4.5-month construction window.

Phase 1 consisted of renovating the office, receiving, staff restrooms & break area. It also included upgrades to the mechanical and electrical systems along with exterior concrete work to accommodate the lift replacement. Phase 2 was a complete demolition of existing coolers, freezers, exhaust hoods, and kitchen equipment, followed by a complete renovation of the space and installation of all new equipment.

There were a number of challenges with the project, none more impactful to the schedule than the routing of the grease duct for the new exhaust hoods through occupied floors above to reach the roof exhaust fans. Working hand in hand with the district and design team, we were able to bring this project in on schedule and below the original Guaranteed Maximum Price.
