STAGES OF CONSTRUCTION

PRE-CONSTRUCTION

If you haven’t picked a delivery method, our team will provide consulting services to help you determine the best route for your project.

Our pre-construction services are often bundled with construction and post-construction services through our Construction Manager at Risk delivery method.

During pre-construction, your initial concept for your project will become a road map for construction. Our team ensures our client has a full understanding of the project’s budget, scope, and schedule before moving forward with construction.

CONSTRUCTION

For the past 70 years, Groathouse Construction has been working to build a better Wyoming.  We have completed hundreds of projects in almost every sector of the industry.

Our project management and coordination services, including schedule management and cost control, will ensure your project is completed with utmost efficiency and a focus on your best interest. We have comprehensive policies for quality control and safety management to ensure construction is completed with superior quality.

POST-CONSTRUCTION

Prior to demobilizing the construction site, our crews will ensure your facility and equipment are functioning as designed.  Our extensive close-out procedures ensure all work is completed to the highest standard.

Rest assured, our services do not end when our crews leave your site.  We guarantee our work during our warranty period at a minimum of one year. Our crews will be there to assist and guide you through any issues that may arise. Our goal is to continue our relationship well past the completion of your project.

CHOOSING A DELIVERY METHOD

CONSTRUCTION MANAGER AT RISK

We firmly believe the Construction Manager at-Risk Delivery Method offers the most effective means for project delivery.

With this method the owner contracts a construction firm in the preliminary stages of the design and planning, with assistance from their contracted design firm.  Rather than relying solely on the lowest bid for design and construction, the owner has the opportunity to select the firm they feel is most qualified for their project.

When you select Groathouse Construction as your construction manager, you gain an advocate who will ensure your project is completed with a budget and schedule tailored to your best interests.  At each phase of design, you will be provided with a detailed estimate and projected schedule, which are used for budget alignment and value engineering. This method takes the stress out of bid day for the owner, as we will provide a Guaranteed Maximum Price (GMP) for the project.  Our firm does not share in any cost savings, but fully accept the risk for any costs exceeding our GMP from the original scope of work.

The Design-Bid-Build delivery method, sometimes referred to as “hard-bid”, is the traditional construction delivery method.  There are three separate phases, as the name suggests – design, bid, and build.   Since the phases are not able to overlap, the project could take longer overall. An owner may experience “sticker shock” with this method, as they receive no real-time market data until the project is put out to bid.

Using this method, the client hires a design firm who completes the design phases before the contractor is selected. The design team will develop a preliminary budget and timeline as they finalize the drawings and specifications for the project.  The project, with the suggested timeline, is then put out to bid. Bidding contractors will supply a base bid, and any requested information about their company. The owner will most likely choose the lowest-bidder for the construction phase.

Our firm approaches a Design-Bid-Build project with the same overall approach that is used in other delivery methods – with clear communication to deliver quality construction services.  If the client’s budget is a concern, we are still able to provide input for potential cost savings during construction through constructability analysis and budget alignment.

DESIGN-BUILD

In all other project delivery methods, the design contract is separate from the construction contract. With a design-build delivery method the client hires either the design firm or the contractor, who then hires the other party.  This method gives the client one point of contact, and streamlines communication for the entire project.

Much like the Construction Manager at Risk delivery method, this method is based around collaboration between all parties. It can offer lower costs, faster schedules, as well as fewer changes necessary during construction by having contractor input early in the design.  Other perks for this delivery method are the flexibility for changes as the design progresses, and the ability for portions of the work to begin before the design is complete.
